Project Watch List Last Updated April 08 The small print disclaimer---This list is designed to give you our (RB Realty-Rick Byrd) opinion on communities in Las Vegas and whether or not you should buy, watch or run. It is personal oponion and should be considered just that. Personal buy/not buy decesions are the buyers responsibility. Dont hold us responsible, we've only been doing this for twenty years and really dont know much. Manhattan-Buy, With the first closing in June 2006 Manhattan has proven that it is a good buy. The design, features, amenities and location make this a top rated purchase. Manhattan West-Watch,Gemstone has proven with Manhattan that they can build a great community/ While they have broken ground they are claiming a two year build but building one is a seven story building which should take a minimum of three years to build. Location will be the deciding factor. West Russell is to far from the strip. I dont know if the excitment of Manhattan on the strip will translates to the sleepy suv driving latte coffee drinking suburbs. One LV- Buy with caution, One LV is finally ready for move ins. This aggressive two year build out has become a ten year project. The first two towers have an undisclosed number of fall outs and thus available homes available. The future towers will take years to build and I would assume the casino site on Las Vegas blvd will be sold. I feel location is the prime asset of this community and as the south strip grows there will be great value in the future. Loft 5-Watch - Loft 5 has the advantage of being located on the south strip. Its industrial look and limited floor plans-read there is only one-have hindered sales. The auto auction has moved, but Loft 5 still has the feel of being locatated in the wrong side of town close to the tracks. Of which neither is true but it has the feel. Closings have been slow with lots of cancellations. The develolper is holding sale prices high and not discounting which speaks volumes for value and staying power. Boca Raton-Buy- Boca Raton is reselling initial buyer fall-outs at a brisk rate. It is a first class community and its location on south Las Vegas blvd, makes it a great canidate for future values as south strip develops. Boca's first class amenities and club house are some of Las Vegas's best. Promenade-Run-As far as we can see the community is cancelled till the market improves Juhl-Buy With Caution- Juhl's downtown location makes this a questionable purchase. All the downtown redevelopment has mostly been put on hold, so you will still end up living in a less than developed neighborhood with lots of good stuff to come. For those working downtown this may be the perfect location. If you dont find your self in downtown Las Vegas now just hanging out, you probally wont have a reason to go for the next ten years. Soho-Run- Soho has proven why being ten blocks from downtown Las Vegas dosent work. Its in the middle of no-where. Of the 90 some units 80 are for sale or rent. The shops and amenities on the ground floor never materilized. Rents are low, and the community lacks owners and occupants that will give the community the much anticipated pazzaz. Newport-Run-See Soho Stephanie Walk-Run-Re-named several times this community in Henderson should have never been approved. These urban projects in the suburbs will prove to be a hard sell and really dont fit. Vantage Lofts-Run-Half built and construciton halted, once again proving why the city council should not be in charge of approving development projects. Rubber stamped to raise tax revenue this eye sore will be a public black eye for a long time. The worst part is construction half finished will need to be repaired when construction begins again in the future. Green Valley Lofts-Run- Nice fence with some good advertising Paxton Walk Mercer Park Sullivan Square-Watch-Great marketing material, great sales office, but so far all they have is a big hole in the ground. This could be a great project but once again I think the location in the suburbs dosent fit with the urban character of the community. This is a large project that will take a minium of 5-10 years to build. Counting the two that are already under the belt. |
