Mission Accomplished
I kind of feel like George Bush standing on the deck of an aircraft carrier declaring the war a success.
In this case the war was loan modifications and the enemy was banks and mortgage companies.
So why victory? Well 12 months ago banks and lenders didn't even know what loan modifications were. This was truly a consumer driven activity forcing them to modify loans and in the process make up rules and guidelines for doing so.
Today every bank, mortgage company and loan servicer has modification departments and rules and guidelines for granting modifications.
There is a good news bad news aspect to this process. The good news is that lenders are granting modifications to borrowers who meet the stringent criteria. The bad news-if you don't meet the criteria you better get boxes, because lenders are foreclosing at alarming rates. Las Vegas is on tract to tie or break 2008s record of 77,000 homes foreclosed on.
At Home 2 Home we feel that have the formula for modifications to be granted. For borrowers who qualify modifications can be granted within weeks if not days.
In order to correctly value this service that we provide for clients we are now offering borrowers assistance to Modify Your Own Mortgage for $500.
We will provide the borrower with expense/income analysis, mortgage payment proposals in line with HUD programs and assist in writing hard hitting hardship letters that place most of the blame on the lenders but make them realize they need to assist the homeowner.
With a little elbow grease from the borrower modifications should be accepted by lenders in 30-45 days. Beyond that repackaging or packing may be in order.
The days of spending thousands of dollars with third party loan modification companies are coming to an end. The only role that attorneys may play in modifications is most likely bankruptcy.
With the correct well calculated modification proposals sent to lenders modifications are now easily granted-or you many lose your home but it has to do with lender rules and regulations and not outside assistance.
So mission accomplished. Kind of.
